David Asker

David empowers organizations to optimize real estate portfolios, streamline operations, and align real estate decisions with long-term business objectives. With 30 years of experience, he partners with Fortune 1000 companies as well as clients in the middle market, government, education, and healthcare sectors.

Notable projects include:


  • Directed $120 million in initial real estate investments for a $9 billion global chip manufacturer spin-off, delivering a new headquarters, five regional offices, and twenty co-working spaces in the first year.
  • Evaluated relocation options and operational impacts for an international media company’s $500 million headquarters move, producing a comprehensive feasibility analysis.
  • Led design and implementation of a $1 billion campus master plan for a leading semiconductor company, aligning facilities with projected growth.
  • Formulated and presented a plan for a community-oriented gym and center, targeting unmet needs in Grosse Pointes and nearby areas.
  • Oversaw acquisition, development, and funding for a $9 million center supporting individuals with developmental disabilities.


David combines consulting expertise with hands-on leadership in strategic real estate projects. Clients rely on him to navigate real estate transactions throughout Michigan and beyond. He holds a BS in civil engineering from Villanova and an MS/MBA from Wayne State.

Joel Karboske

Joel is a seasoned commercial real estate professional with more than two decades of experience in brokerage, retail leasing, land sales, site development, and large-scale redevelopment projects.


He began his career in 2003 at First Commercial Realty & Development, where he quickly earned top sales recognition. In 2007, he co-founded Paramount Real Estate Services, leading tenant representation and land assemblage transactions across Michigan and key regional markets including Ohio, Pennsylvania, New York, New Jersey, North Carolina, and South Carolina.


Since 2016, Joel has been a trusted advisor with Gerdom Realty & Investment, representing national brands such as Walgreens, White Castle, Popeye’s Chicken, Dunkin’ Donuts, and City BBQ, as well as institutional clients including Brown Schroeder & amp; Company, RCI Group, and Bacall Development and several others.


In 2025, Joel co-founded DET Properties in Detroit, Michigan, where he focuses on transformative urban development. His projects include the redevelopment of over 300 residential units in Palmer Park, more than 1,000 units across Detroit, over 1 million square feet of industrial properties, and significant contributions to the revitalization of the Woodward corridor in the last 5 years alone.


Joel is an active member of ICSC, NAR, CBOR, and the Palmer Park Owners Association, and serves as an officer with the Knights of Columbus as well as on multiple local boards.

Todd Zahn

Todd Zahn is based in Michigan and possesses extensive expertise in commercial real estate strategy, development, and execution. He guides clients from initial planning and site selection to negotiation and post-acquisition support, ensuring that each solution is tailored to promote long-term growth for the business.


With over 20 years of executive leadership and cross-industry experience, Todd has made significant contributions to the commercial real estate sector. His background includes serving as a Senior Advisor to Bain Capital, as well as holding the positions of President and CEO of two chemical manufacturing firms. Additionally, he has been a Board Member for both privately held and private equity-backed companies. His operational expertise spans multiple industries, where he has led large-scale growth strategies, and turnarounds.


Some of his notable project experiences include:


  • Development and advisory roles in both Brownfield and Greenfield real estate projects, particularly those involving advanced manufacturing and industrial uses.
  • Site selection and entitlement, as well as development and leasing.


Todd holds a Ph.D. and an MBA from Wayne State University, as well as a Bachelor's degree from Michigan State University. His strong academic foundation in business strategy and market analysis is complemented by real-world experience in executing acquisitions, site development, and delivering complex projects.


Whether advising on land use strategy, development execution, or aligning business growth with real estate footprint, Todd is recognized for his precision, insight, and unwavering focus on client needs.

Tony Haddad

Tony Haddad is a highly accomplished realtor and investor with nearly two decades of extensive real estate experience.
